Black Forest Homes (and Why You’ll Love Them)

You don’t have to be a Colorado native to appreciate the beauty of the Black Forest community. The neighborhoods are quiet, the residents are close-knit, and the homes are blanketed in pine trees. Honestly, what’s not to love? But like any sensible home-buyer, you probably have a few questions you need to be answered before settling in with your new Black Forest neighbors.

So here are a few things to consider before you decide on a brand new Black Forest home.



Located in El Paso County near Colorado Springs, Black Forest is made up of roughly 13,000 residents, making it a relatively small community. Residents prioritize close-knit relationships while maintaining their privacy. Ponderosa pines protect residents from the hustle and bustle of city life, and urban sprawl is miles away.

The Black Forest is known as a “bedroom community”. This means most residents must commute to a nearby city for work. So if you’re considering Black Forest, you’ll need to keep in mind that you may have to commute a little farther to work every morning.

(But with a stunning view of Ponderosa pines lining the roads, you’ll probably end up loving your morning drives anyway.)  



Black Forest also has several community parks that are great for any weekend retreat or private getaway. Black Forest Regional Park, Fox Run Park, and Pancake Rocks Trail are some of the most popular spots for residents to hike, horseback ride, and even mountain bike.

And if you’re not an outdoors person, there are still plenty of things to do. If you’re an art-lover, head on over to the Fine Arts Center. Or indulge in a different kind of art at the Rocky Mountain Food Tours. Either way, there’s a whole lot to love.    



The median home value in Black Forest is currently $555,500, which is roughly $264 per square foot. Black Forest homes are known for their luxury and ranch estates, all of which are paired with at least five acres of land.

Buyers should be prepared for the higher prices of Black Forest homes. But of course, these luxury homes and forested, private estates are worth every penny.    



Time for that terrible T-word: Taxes.

Currently, the sales tax rate in Black Forest is 8.3%, and the income tax rate is 4.6%. Lots of people worry about Black Forest having crazy high tax rates. But when you compare the numbers, that’s simply not true. In terms of sales tax rate, Black Forest is only slightly higher than the national average, which is 6%. And in terms of income tax, the national average is 4.6%, which is exactly the same as Black Forest.

Of course, Black Forest isn’t for everyone. It’s important to do your homework before diving head-first into a new home. But if you’re one of the few who truly appreciates the perks of privacy, the beauty of Colorado scenery, and the value of community connections, then it’s time to start browsing Black Forest homes.
