Our Home Buying Process

It doesn’t matter if it’s your first house or your fourteenth. Buying a house is stressful. But when you follow these steps, you’ll actually be able to enjoy the process of finding your dream home.  

1). Talk it over with the lender. To ensure that you’re getting the best possible deal on interest rates and loan terms, it’s always a good idea to meet with the lender first. Then you’ll be able to meet with me to discuss all of your wants, needs, and the general timeline.

2). Find your dream home. View homes online and in-person, or hand the whole thing to us and we’ll find your dream home by one of our other advanced methods. Our site is connected to the real MLS, making it more up-to-date and accurate than other sites. Once you’ve found your dream home, it’s time to write an offer.

3). Handle the negotiations. All negotiations are conducted up-front, and they can involve a multitude of things, including price, concessions, warranties, repairs, inspections, and possessions. Once the negotiations are finished, earnest money will be collected and a formal loan application will be submitted.

4). Handle the legalities. If you feel you’re in need of legal advice, now would be a good time to consult a trusted contractor or professional. It’s always a wise decision to review all contracts and documents before you move on to the actual home inspection. Then you’ll be prepared to negotiate any necessary home repairs with the seller.

5). The loan process. Next, the lender will complete the loan process and the order appraisal. The loan package will then be submitted to the lender, and after the loan is approved, the title search and commitment can take place.

6). The finishing touches. Now that you’re in the home stretch, it’s time to review the settlement statement. You’ll also need to call and arrange for utilities, conduct a final walkthrough, and enjoy closing on your dream home!
